90 YEAR OLD RESIDENCE REMODEL PROJECT SILVER LAKE
This was a substantial remodel and renovation project in the Silver Lake area of Los Angeles, CA. The existing 90 year old house under 1000 sq. ft. was with outdated floor plan and visibly tilting, due to unstable original sinking foundations.
Stabilizing the structure was task No.1, followed by reconfiguring the existing floor plan to create a more spacious feel. The existing house with separated rooms was dark, feeling cramped and entirely disconnected from a good size secluded back yard.
The design objective was to provide for more spacious appearance by creating an open floor plan. Connecting the main entrance with the separated back yard gave this home a feeling of a twice bigger floor plan with lots of light without adding a single square foot to the building’s footprint. In addition, the homeowners gained an “extra room under the sky” in their back yard for the highly desired Southern California indoor-outdoor lifestyle.
The original dark uninviting kitchen was entirely remodeled. Existing walls were brought down to studs and separation walls eliminated or minimized. The design kept reverence to the original architecture style with arched passageways. The main entrance, living room, dining room and kitchen opened up towards the outdoors by installing a “LaCantina” folding patio door and a “Marvin” windows backsplash on an exterior side wall.
New custom made cherry wood cabinetry with furniture look, utilizing every single inch in the space and the elegant Caesar-stone countertops gave a very fresh new look with seamlessly connecting the newly remodeled home with the outdoors.
