SECOND RESIDENTIAL UNIT ON PROPERTY (ADU)

A new second unit on deep residential lot in Silver Lake, Los Angeles. In the process an old dilapidated 2 car garage of the existing single family home at the front of the property had to be demolished. Its’ mandatory replacement was placed on the ground level of the new building, together with a 1 car garage for the new ADU on the second floor of the building.

The ADU itself is on the second floor above the garages. It houses a big living, dining and kitchen area around a cabinetry grouped together serving all those functional areas within the space. A sliding pocket door leads to a covered balcony/ loggia, adjacent to the kitchen area. The feeling is like leaving in a tree house and very secluded.

The new unit has no yard for itself and it was mitigated by creating an open deck patio on top of the building.

Cross ventilation is a big feature, which allows to eliminate the use of an expensive Air Conditioning unit. The two flights of stairs provide the “chimney effect” in addition of cross positioning of windows and doors.
