Two Car Garage Conversion (ADU)

This job was an existing two car garage conversion into an ADU for rental use. The property is within the Lincoln Heights Historic Preservation Overlay Zone (HPOZ).

Being in an HPOZ area, the requirements are that the front façade of the garage, facing an alley was to be preserved and the building side facades could have a very minimal change, as far as they correspond in style and detail with the single family home on the property.

The interior of the original garage was unfinished. The project aimed for the creation of a living-dining-sleeping space and a bathroom at a minimal building cost. To provide a full-scale kitchen and baths and allow plenty of light with wall windows and skylights with the exception of the front façade facing the alley.
